Is an EICR legally required for rental properties?
Yes. Since 1 June 2020, all private landlords in England must have a valid EICR carried out by a qualified electrician at least every 5 years and provide a copy to tenants before they move in.
What does an EICR check?
An EICR inspects all fixed electrical wiring, consumer units (fuse boards), sockets, light fittings, switches, and earthing arrangements. It does not cover portable appliances — that is covered by PAT testing.
What does the EICR result mean?
Results are graded C1 (danger — immediate action required), C2 (potentially dangerous — urgent action), C3 (improvement recommended), or FI (further investigation required). Only a C3 result means the property can be let as-is.
How long does an EICR take?
For a standard one or two-bedroom flat, an EICR typically takes 2–4 hours. Larger properties or older wiring may take longer. We will advise at the time of booking.
How long is an EICR valid?
A satisfactory EICR is valid for up to 5 years for rental properties, or until the next inspection interval recommended by the engineer, whichever is sooner.
What happens if my property fails?
If your property receives a C1 or C2 result, remedial work must be completed within 28 days. We provide a full report detailing every issue found so you or your electrician can address it promptly.
