Is PAT testing a legal requirement for landlords?
While not explicitly required by a single law, landlords have a legal duty of care to ensure electrical appliances are safe. PAT testing is strongly recommended and is required for HMOs and commercial premises.
How often should PAT testing be done?
For residential properties, annually is recommended. For HMOs, high-use environments, or commercial premises, testing may be required more frequently.
What happens to items that fail?
Failed items are labelled clearly and excluded from the certificate. We provide a full report detailing which items failed and why, so you can arrange repair or replacement.
How long does PAT testing take?
Typically 2–5 minutes per item for the inspection and testing. A standard furnished flat with 15–20 appliances takes roughly 45–60 minutes.
