What Is an Energy Performance Certificate?
An Energy Performance Certificate (EPC) rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient). It includes estimated energy costs and recommendations for improvement.
EPCs are a legal requirement for all properties being sold or rented in England, Wales, and Scotland. Landlords who fail to provide a valid EPC can face fines of up to £30,000.

How long does an EPC last?
An EPC is valid for 10 years from the date it was issued.
What EPC rating do I need to rent my property?
Your property must have a minimum E rating to be legally rented out. Properties rated F or G cannot be let without an exemption.
How long does an EPC assessment take?
Most residential assessments take between 45 and 90 minutes depending on the size of the property.
Do I need to be present during the assessment?
No, but we do need access to all rooms, including the loft if accessible. A responsible adult over 18 must be present.
Can I get a new EPC to reflect improvements I've made?
Yes. If you've made energy improvements (new boiler, insulation, etc.), a new assessment will reflect these and may improve your rating.
