Is a Gas Safety Certificate a legal requirement?
Yes. Under the Gas Safety (Installation and Use) Regulations 1998, all landlords must have a Gas Safety check carried out annually by a Gas Safe registered engineer. A copy must be given to existing tenants within 28 days and to new tenants before they move in.
What does a Gas Safety check cover?
The engineer inspects all gas appliances supplied by the landlord — boilers, gas fires, hobs, and pipework. They check for safe operation, adequate ventilation, and any risk of carbon monoxide leaks.
How long does a Gas Safety check take?
Most checks take between 30–60 minutes depending on the number of gas appliances in the property.
How long is a Gas Safety Certificate valid?
A Gas Safety Certificate (CP12) is valid for 12 months. Landlords must arrange a new check every year.
What happens if my property fails?
If an appliance is found to be unsafe, the engineer will advise on immediate action required. Unsafe appliances must be repaired or replaced before tenants can use them.
