What Is an EPC and Do I Need One for My Rental Property?

An Energy Performance Certificate (EPC) rates a property's energy efficiency on a scale from A (most efficient) to G (least efficient). It's a legal requirement for any property being sold or rented out in the UK.

Who needs an EPC?

All residential properties must have a valid EPC before they can be marketed for sale or rent. The certificate is valid for 10 years, but if you make significant energy improvements, it's worth getting a new one to reflect the changes.

Minimum EPC ratings for rentals

Since April 2020, all new tenancies in England and Wales must have an EPC rating of E or above. Properties with ratings of F or G cannot be legally rented out unless an exemption applies.

What happens if you don't have one?

Local authorities can issue fines of up to £30,000 for landlords who fail to comply. It's simply not worth the risk.
